Preamble
By confirming a reservation with MNB Luxury Vacation Homes Rental LLC (“Operator”), whether directly or through an authorized third-party distribution channel, you (“Guest”) acknowledge that you have read, understood, and agreed to these Reservation Terms & Conditions (“Terms”). By selecting “I Agree” or proceeding with payment, you formally accept all clauses outlined herein. In cases where bookings are made via external platforms (e.g., Airbnb, Booking.com), separate agreements exist between you and the respective third party; however, in the event of a conflict, these Terms will take precedence.
Definitions
Operator: MNB Luxury Vacation Homes Rental LLC, licensed under DET License No. 1451776.
Property or Premises: The licensed luxury holiday home identified in your reservation confirmation.
Guest(s): The individuals named in the reservation who are authorized for temporary accommodation.
Visitor(s): Individuals entering or using the Property who are not registered for an overnight stay unless they have their own confirmed booking.
DET: Department of Economy and Tourism, Dubai.
VAT: Five percent (5%) Value Added Tax as mandated by UAE law.
Security Deposit: A monetary hold or payment collected by the Operator or booking platform to cover potential damages, penalties, or additional charges.
TDF: Tourism Dirham Fee, as required under Dubai regulations.
Rights of Property Usage
Accommodation Scope: The Property is rented exclusively for short-term holiday accommodation and does not establish a tenancy under Dubai’s residential tenancy laws.
Age Requirement & Supervision: All Guests and Visitors under 18 years of age must be accompanied by an adult. Parents or legal guardians are fully responsible for supervising the safety and behavior of minors; the Operator disclaims all liability for injuries or damages from unsupervised children.
Subletting: Subletting, assigning, or transferring the Property to any party other than the named Guest(s) is strictly prohibited without the Operator's explicit written approval.
Valid ID & Payment Verification: Guests must present valid official identification (Emirates ID or passport) and the payment card used for the reservation at check-in. If the payment card is invalid or unverifiable, the Operator reserves the right to cancel the booking.
Visitor Policy: The number of Visitors allowed is subject to community regulations and the Operator’s discretion. Visitors remaining past 10:00 PM without prior approval will be considered unauthorized occupants and may face penalties or immediate eviction.
Reservation
Confirmation of Booking: A reservation is officially confirmed only upon receipt of all required fees (accommodation charges, Security Deposit, taxes, and applicable fees). The Operator will issue a confirmation notice containing your booking details.
Extensions: Reservation extensions are subject to the Operator’s discretion, availability, and prevailing nightly rates.
Early Departure: If a Guest departs prior to the agreed checkout date without the Operator’s written approval, no prorated refund will be issued, and the full reservation amount remains chargeable.
Security Deposit, Damages, and Charges
Guest Liability: The Guest is fully responsible for any damage, loss, or negligence caused by themselves, their Visitors, or authorized pets. Even if no Security Deposit is collected, the Guest remains liable for compensation.
Left-Behind Items: Personal items left behind will be stored by the Operator for a maximum of fourteen (14) days. Unclaimed items will subsequently be disposed of or donated. All retrieval, storage, or shipping costs are the sole responsibility of the Guest.
Governing Law and Jurisdiction
These Terms are governed by and construed in accordance with the laws of the Emirate of Dubai and applicable UAE Federal laws. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the Dubai courts.
Agreement Acknowledgment
By submitting payment or proceeding with your reservation with MNB Luxury Vacation Homes Rental LLC, you confirm that you have carefully read, fully understood, and unconditionally accepted these Reservation Terms & Conditions.
